We undertake inspections and provide professional reports on commercial and residential buildings for various reasons. Professional services are commonly instructed for pre-acquisition purposes, (Building Survey Reports), defect analysis and where alterations are proposed to leasehold premises. In addition, we provide technical due diligence assessments and checks and prepare expert witness reports for litigation. Building Survey Inspections are undertaken primarily for pre-acquisition purposes for both commercial and residential properties. A Building Survey, previously referred to as a Structural Survey, is the most comprehensive and detailed service available on the construction and condition of a Building. Our Building Survey Reports provide comprehensive, user-friendly advice on the short, medium and long term implications of purchase including the application of proposed lease provisions and covenants. CS Partnership LLP also provides defect analysis inspections and reports in response to specific elemental failing or concerns. Our Defect Analysis Reports are prepared to enable informed, often holistic, decisions to be taken on the most appropriate approach, extent and cost of the remedy(s). We also advise Landlords and Freehold Companies on the appropriate level of intervention within leasehold property and regularly make recommendations in accordance with the terms of the lease. Our detailed advice allows the Licence for Alterations to be granted in confidence. Reinstatement Cost Assessments are prepared for insurance purposes to provide the appropriate level of cover in the event of reconstruction. Following a detailed inspection and assessment of plans and / or methods of construction, CS Partnership LLP will quantify accurate levels of cost incurred in the event of a claim. The Construction, Design and Management Regulations 2007 places strict obligations on Clients, Designers and Contractors engaged in 'notifiable' works. The Regulations frequently apply to projects proposed by commercial property owners and as such, timely, effective and practical advice is needed to coordinate the known and unknown information necessary to manage health and safety risks and responsibilities. Acting as a designated CDM Coordinator, CS Partnership LLP liaises with our clients and their designers to identify and mitigate the inherent risks proposed in construction projects. We also fulfil statutory notice obligations and provide effective on-hand advice to ensure that project health and safety remains a primary consideration in the design, construction and maintenance of new or newly altered buildings and structures.
