Information for Tenants:

Mac Flats do not charge tenants or prospective tenants any fees when seeking a property to rent. Throughout each tenancy Mac Flats will happily look after your flat as requested, dealing with any issues you may have over the duration of your contract.

When you see one of our advertised flats that you like, let us know and we will arrange a suitable viewing time. If you want to take the flat then we need you to fill out an application form. This will include basic personal information, two previous addresses and two references. On signing the application form we will then be able to perform a credit check through the National Landlords Association. When all the pre-tenancy procedures have been completed we would agree a move in date, create all the documents and ask you to come in to the office and sign the lease. At that stage we will take a deposit equal to one month’s rent. Sometimes deposits can be substantially reduced. Pets are welcome in certain circumstances so long as we know beforehand and have the authority from the owner of the flat.

Information for Landlords:
When considering renting out your property, we at Mac Flats appreciate that you are passing a large chunk of your personal investment to somebody to look after who you probably don’t know. Even if you do know the prospective tenant, it can still be a worry in wondering if they will look after you investment in a proper and careful manner.

This ‘worry’ can be quite daunting and it is important that any risks are minimised. At Mac Flats we take our responsibilities very seriously and look upon your investment as our investment to make sure that you can rent easy and do the other things in your life that are important to you.

Before each tenancy begins Mac Flats will:

- Attend to pre-tenancy cleaning
- Create a photographic inventory as well as a written inventory
- Advertise the property for rent
- Attend property viewings
- Process applicant credit references and character references
- Prepare the lease and all relevant legal documents

Throughout each tenancy Mac Flats will:

- Forward rent received direct to the landlord
- Liaise as necessary with tradesmen
- Pay all tradesmen’s invoices on time
- Attend to gas safety inspections
- Carry out property inspections
- Deal with the DSS where necessary
